Your reserve model in five steps
FUNDPILOT turns your reserve study PDF into a live model your whole community can explore, question, and plan around.
1.Upload your reserve study
Sign up free and upload your existing reserve study PDF. The modeler reads every repair line item, cost, and replacement schedule, then builds your component inventory automatically.
2.Tune the model
Adjust your starting balance, monthly contribution, inflation, and interest rates. Use straight-line funding with a target percent funded, or publish a preset so members can try their own scenarios.
3.Review the visuals
The dashboard shows your percent-funded health, a 30 year balance forecast against the fully funded target, annual expenditure pressure, and what drives your contribution. Every chart can go fullscreen.
4.Invite your community
Open the Share page to get your HOA passcode. Members join with the link, ask questions about specific components, publish presets, and see the same model on their dashboard.
5.Export for the board
Download the print-ready PDF report, the CSV schedule, or the Excel workbook (Pro) to hand to your board and membership.

Do I need a new reserve study to use the modeler?
No. Upload the PDF of your most recent study. If you have no study yet, the free plan covers one extraction so you can try the full workflow before upgrading.
Who can see my HOA's data?
Only you (the treasurer) and the members you invite with your passcode. Members see a read-only view and can post questions and presets.
What does Pro include?
Unlimited PDF uploads, up to 75 year projections, Excel and CSV exports, and up to 50 member seats for $99 per year.
Is this legal advice?
No. The modeler produces a forecast to support planning. Check the State Compliance Guide for your state's reserve study requirements and confirm with a professional for official studies.
